Twice a year, commercial real estate specialists from all over the world come together for the SIOR World Conference in the United States. The conference offers not only excellent possibilities for networking and exchange among SIOR members, but also provides the opportunity for members to obtain information about the latest developments and trends on the market concerning industrial and office properties. This year the Fall World Conference takes places in Chicago, Illinois from October 26 to 28, 2017. The two Managing Partners of Modesta Real Estate and long-term SIOR members, Andreas Polak-Evans and Sebastian Scheufele, are once again attending this three-day event. They are the only SIOR members from Austria and Slovakia represented at the conference. SIOR (Society of Industrial and Office Realtors) is an American leading global office and industrial real estate association with strict professional guidelines and has more than 3,200 members in 685 cities and 36 countries worldwide.

Modesta Real Estate facilitates sale of 6,600 sqm office building in Cumberlandstraße 32-34, 1140 Vienna

With the support of Modesta Real Estate, the former Siemens building in the Cumberlandstraße 32-34, 1140 Vienna has been sold in summer 2017. The 6,600 sqm property was acquired by the Nexco Group. In future, the building will be occupied by training organisations of the Public Employment Service Austria (AMS). The office location is characterised by its favourable infrastructure in 14th district, as well as its short distance to the Vienna city centre. “We are very pleased that after searching for a long time, the Nexco Group were able to find a suitable location – especially as vacant properties in strategic locations in Vienna are hard to come by. After intensively reviewing the Vienna property market, we were able to offer the property as an ideal office location, which also perfectly fits the company structure and the planned usage,” stresses Andreas Polak-Evans, SIOR and Managing Partner at Modesta Real Estate.

Modesta Real Estate receives exclusive mandate from Evonik Para Chemie GmbH for the sale of industrial property in 2440 Gramatneusiedl

Modesta Real Estate has been exclusively commissioned by Evonik Para Chemie GmbH for the sale of the production site Para-Chemie-GmbH in 2440 Gramatneusiedl. The property is located in Gramatneusiedl which is 18 km from Vienna and offers an ideal transport connection via S1, B15, L161 and A4 to the Vienna City Center and the International Airport Vienna-Schwechat. By public transportation, Vienna Central Station can be reached within 16 minutes by suburban train (S-Bahn).

The property offered for sale has a total area of 50,000 m2 and presently consists of five different storage and manufacturing complexes as well as an office building. The administration building has an area of about 500 m and offers a seminar room, a conference room in addition to the office space. The storage and manufacturing complexes vary in size from 1,980 m2 and 7,380 m2 and all of them offer modern facilities: the halls are 6 to 7 m high with roller doors, which allow for ground-level deliveries. Furthermore, there is a roofed open-air depot between Complexes 14 and 15. The present owner will hand over the property without any machines in good to very good condition.

Modesta Real Estate advises Emil Frey on the letting of 12.000 sqm warehouse space in P3 Bratislava Park

The Swiss company Emil Frey has leased 12,000 sqm warehouse space in P3 Bratislava Park in Lozorno. Emil Frey is an international automotive service provider which provides import services to car manufacturers such as Peugot, Citroën and DS. The company will use the building to store approximately 30,000 spare parts for distribution throughout Europe. Emil Frey is another company operating in the automotive sector that has chosen P3 Bratislava Park. “Our success in the demanding automotive sector demonstrates that our buildings meet the highest standards”, says Peter Bahnik, Head of Leasing for Slovakia at the developer PointPark Properties (P3).

The deal was negotiated by Modesta Real Estate. “We had a tight deadline as many of the supply contracts were already in place”, stresses Ing. Peter Miščík, Partner at Modesta Real Estate in Slovakia and responsible leasing agent. The space at P3 Bratislava Park fulfilled all the criteria. Marián Kristek, Project Manager of the logistics centre at Emil Frey – EF Parts & Logistic Service, adds: “We are glad that we have been able to successfully conclude the lease. Negotiations with P3 representatives as well as the consulting services of Modesta Real Estate were very professional and focused on delivering the right result.” Emil Frey will officially launch its new warehouse in autumn 2017.

Modesta Real Estate assists Wolseley on the sale of a commercial property in Vienna, Simmering

With the support of Modesta Real Estate, Wolseley sold a commercial property in Schemmerlstraße 66-70, 1110 Vienna, Simmering. “We really enjoyed working together with Modesta Real Estate. The property is notable for its strategic location and close proximity to the city centre. Austrian Commercial Real Estate Market on the Rise – Interview with Andreas Polak-Evans and Sebastian Scheufele with “Immobilien Investment”

When asked about the latest developments on the Austrian commercial real estate market, Andreas Polak-Evans and Sebastian Scheufele, the Managing Partners at Modesta Real Estate look with optimism at the current business year: Especially in Vienna, many companies are looking for new modern office and industrial space – as Andreas Polak-Evans and Sebastian Scheufele have said in an interview in the latest edition of “Immobilien Investment” (“Real Estate Investment”).

The European economy showed  positive development in 2016 – a development from which the real estate sector is also profiting. “After years of stagnation, companies are continuing to expand, to fusion or to optimize their locations and as a result, are looking for suitable office space,” explains Andreas Polak-Evans. In the industrial and logistics market, a similar trend can be observed: “Tenants are showing increased interest in moving from old-fashioned and no longer modern buildings to new high-quality premises,” explains Sebastian Scheufele.

Furthermore, the managing partners at Modesta Real Estate explain in the interview which locations are currently particularly in demand and they provide an outlook on which sectors and countries have high potential for lettings and investments in the years to come. Modesta Real Estate faciliated the sale of the commercial property in GS10 in Wiener Neudorf

At the end of June Modesta Real Estate was able to sell a commercial property in Gewerbestraße 10, 2354 Wiener Neudorf. GS10 with a total site area of 4,200 sqm with a 1,830 sqm warehouse and 400 sqm of office space will change hands in July 2017. The current owner, the investor group Bena, has sold the property to a car dealer Bruckberger. “We are very happy that Bena had the confidence in Modesta Real Estate again and we are looking forward to a further successful cooperation. We wish the purchaser – car dealer Bruckberger – all the best and continued success,” says Sascha Gutmann, B.Sc. who is responsible for the industrial and commercial properties at Modesta Real Estate.

Logistics market in Slovakia on the rise – Successful sale of a 22 HA expansion site in Sered to Joint Venture Mountpark/USAA

In June, Modesta Real Estate has sold a 22 HA extension site in Sered, Slovakia to Mountpark/USAA. It is adjacent to the 28,5 HA logistics site that Modesta Real Estate has already successfully sold to Mountpark Logistics EU at the beginning of 2016. In a first phase, 125,000 sqm highly modern logistics space will be developed on the existing site, of which 60,000 sqm have already been pre-let. Due to the growing customer demand, another 88,000 sqm logistics space will be developed on the extension site in a second phase. “These ‘big boxes’ are especially aimed at major tenants – requiring + 5,000 sqm of space,” stresses Sebastian Scheufele, SIOR and Managing Partner at Modesta Real Estate.

The logistics market in Slovakia, especially in the region from Bratislava to Nitra, is consistently increasing. “Sered with appropriate activity in its surroundings is a growing logistics hub within Slovakia. As a developer, Mountpark has recognised this advantageous location very quickly and positioned itself timely in the region,” emphasizes Scheufele. Amazon has also identified this potential and secured itself 60,000 sqm of logistics space in Mountpark/USAA Sered to launch its new regional return centre.

Logistics market Slovakia – A tour through the “storage land” (Immo Fokus Summer 2017)

The market for logistics properties in Slovakia is booming – especially in the Greater Bratislava Area and along the strategically located highways D1 and D2. In their latest summer edition, Immo Fokus and Sebastian Scheufele, SIOR and Managing Partner at Modesta Real Estate, embark on a journey to two strategically important logistics hot spots in the country.

The first stop takes them to Slovakia’s largest logistics park located in Senec, where they are joined by Martin Polak SVP, Regional Head CEE of Prologis. The Prologis Park Bratislava currently has 13 modern halls and more than 322,000 sqm of production and distribution space. Building activity is substantially increasing in Senec and more than 66,000 sqm of additional modern logistics space is being developed. But Senec is not the only one, Sered is also consistently expanding. Due to the increasing customer demand, Mountpark is in the final phase of acquiring an approximately 22 HA adjoining site of Mountpark Sered in order to develop another 88,000 sqm of logistics space.

Slovakia as an industrial and logistics location has been in great demand for years now. This is not only because of its ideal traffic connection, but also the strategically important location in the heart of the CEE region as well as the comparatively low land prices and personnel costs.
