The commercial property market in Vienna on the rise – Modesta Real Estate successfully sells properties in district 23

Modesta Real Estate is happy to announce that recently two properties in district 23 were successfully sold. In June 2015, the property in Kolbegasse, 1230 Vienna with a total area of 2,604 sqm, divided into 1,700 sqm warehouse space and 1,600 sqm office space, got a new owner with the help of Modesta Real Estate. “We thank Modesta Real Estate for the once again successful cooperation and we are looking forward to further projects”, commented Alexander Varendorff, Managing Director at Bena.

Furthermore, a commercial property in Gorskistraße with a total area of 2,600 sqm was sold to a food wholesaler in March 2015. The property consists of 1,450 sqm warehouse space, 300 sqm office space and an apartment. “The commercial property market in Vienna has been on the rise since the beginning of the year. Modesta Real Estate is still able to offer its clients a wide choice of high-end commercial properties in and around Vienna as well as in the CEE region”, adds Sebastian Scheufele, SIOR and Managing Partner at Modesta Real Estate.

New office and industrial letting to Sepura Systems

Modesta Real Estate is pleased to announce that it has recently let a 1,800 sqm factory area to Sepura Systems in cooperation with 123-immobilien. Sepura Systems is a global leader in the field of designing and producing TETRA digital radios, systems and applications. The relocation to the new factory area, which is located in Eitnergasse 13, 1230 Vienna was necessary due to the expansion of Sepura Systems in Austria. The new company location offers office, service, warehouse, workshop and laboratory spaces which have been expanded and updated specifically for Sepura by the property owner ImmoKAG. “Our former locations had reached their capacity limits. Now we are able to focus our activities on Eitnergasse. With the highly professional support of Modesta Real Estate we were able to find an ideal new location for Sepura Systems in Austria. The modern development and the convenient location convinced us”, explains Ing. Erich Pfaffelmayer, procurator at Sepura Systems.

Sepura System will move to the new location in district 23 at the beginning of 2015. “We were happy to support Sepura System in finding a new company location. 7SENSES – Modesta Real Estate successfully sells former BOSCH property

In April, Modesta Real Estate successfully sold the former BOSCH administration building – located in district 3, Arsenalstraße 11/Hüttenbrennergasse 5, 1030 Vienna, next to the new Central Train Station – to Bena Group as part of a co-exclusive assignment. At the same time, Modesta Real Estate obtained a sole broker agreement for the letting of the property.

The property consists of two parts with a total area of 4,020 sqm. The concrete building, built in the 1970s, was removed down to the frame and the building services were completely renewed in 2000. Bena, Austria’s biggest Business Centre provider is planning to completely revitalise the property which is fully air-conditioned and equipped with state-of-art building technology. Amongst other things, this will include a renewal of the façade and a modern interior finish. In a further building phase, another 12,000 sqm should be constructed.

After the revitalisation of the property, it will be named “7SENSES” and will be exclusively let by the team around Andreas Polak-Evans and Sebastian Scheufele. Occupation will be possible from September 2014 onwards and the spaces are available starting from € 12.00/sqm net. “The property is located in a fast developing area in close proximity to the new Vienna Central Train Station and has just waited for a buyer like Bena. We were very happy to advise Bena and we are convinced that the promising office project “7SENSES” will be let successfully”, commented Sebastian Scheufele, SIOR and Managing Partner at Modesta Real Estate.
